Los Compadres Neighborhood, Palm Springs
The Los Compadres neighborhood is comprised of homes built from the 1960s through the 1980s, with a good portion of them constructed in the 1970s. There a few homes on the eastern edge of the neighborhood in the 1990s and later.
The neighborhood is located in South Palm Springs, south of Ramon Rd, north of E Palm canyon, east of Sunrise Way and west of the wash (between the wash and El Cielo).
A good portion of the neighborhood is located on Indian lease land, with remainder on Fee Simple (you own) land. Ask us for specific location of lease vs fee simple land.
Prices are currently in the $200K to $500K price point, with the lease land generally less expensive than the fee simple land. Square footage of the homes range from the 1200sf to over 2500sf. Lots are generally on the large side, one quarter acre and bigger.
Homes are typicaly California Ranch in style, with 3 to 4 bedrooms. Tile roofs are common, as well as composition shingle.
There are various condo developments scattered nearby the neighborhood. Some of them are: Sunrise East, Sunrise Villas, The Pointe, Saddle Rock Gardens, The Diplomat and Versailles.
It is common to see walkers, with and without dogs in tow in the neighborhood.
Shopping is close by at Smoketree Shopping Center and Smoketree Commons. There are many restaurants within a short walk, bicycle ride or drive. See list at right.
